Here are a few things the Board has been working on this year...

We have hired a new landscaper (The Green Team). We have been very pleased with their work thus far. You may have noticed improvements along the Parc Way, including replacement of some of the Magnolia trees that had died over the years. These trees are being watered by Gator bags that are located around the base of each new tree. The plan is to trim the trees next Spring to match the others. We encourage owners to speak up anytime they feel a Common Area is being missed by our landscaper, so it can be determined if it is HOA responsibility and if it is part of the contracted area.

This Spring, we received a complaint about the algae growth in the front ponds and we were pleasantly surprised when a storm displaced most of the algae while we were getting quotes on treatment. SouthEast Pond has begun 3 monthly dye treatments to thwart future algae growth and aid in keeping our ponds a beautiful deep blue hue.

Our legal team continues to work diligently to handle the buyback of our Common Areas that got sold in tax sale, as well as the Common Areas that need to be cleaned up and deeded over to the HOA from a developer. We will provide further updates as we can.

A few things that we have noticed...

We wanted to share an issue that management will be focusing on during their compliance drive throughs at some point in the future, to give you time to address it now or at least plan for it. Due to their age, the earlier phases of Cheshire Parc are experiencing some breakdown/rot of the gable and trim building materials, specifically the older townhomes and brick homes. If you don't have this issue yet, we recommend monitoring this area of your home and possibly doing some preventative maintenance by getting it painted and sealed to prevent future damage. If you already have this issue, please address it or make plans to address it in a timely manner.

We've had questions on how to reconcile compliance issues that you have received warnings on. As you know, there is a short grace period anytime a warning letter/email is sent. That is the time to communicate to management to either dispute the issue or to resolve the issue and send in picture proof. It is the owner's responsibility to communicate with management once they receive a warning. The best way to prevent a fine is to remedy the issue during the grace period and send in picture proof to management. If you need additional time to remedy an issue, please present a plan of action to management, where they will provide a new deadline for you to follow up. Management will need to see progress to keep a violation on hold. Remember, compliance is the goal and communication is key!
